INTRODUCTION
Bayford House sits just above the waterfront guest suite we also renovated for the same homeowners. What began as an unfinished basement (used mostly for storage) was transformed into a fully finished, character-filled lower level. With this renovation, the home gained both functional living space and thoughtful touches, evolving from a 2-bed, 2-bath into a 3-bed, 3-bath coastal retreat
INSIGHT
The goal was to create a basement that felt just as inviting as the rest of the home—bright, comfortable, and useful. The existing space had good bones but lacked finish. The homeowners wanted to make better use of the square footage and increase the overall value and versatility of the home, without undertaking a major structural overhaul.
DESIGN & CONSTRUCTION CONSIDERATIONS
Smart Layout Upgrade
We reimagined the floor plan to include an additional bedroom, bathroom, and lounge area—adding value and usability to the home without changing the exterior footprint.
Systems Overhaul
Electrical and plumbing systems were fully updated to current code, laying a solid foundation for long-term comfort and safety.
Clean, Durable Finishes
New flooring, wainscoting, and painted drop beams brought texture and warmth. Faux beams were used for a touch of character, while keeping costs in check.
Coastal Details
Given the waterfront lifestyle, an outdoor shower was added with direct access to the basement perfect for post-paddle rinses.
