Upcoming Changes To Building Step Code

What is the BC Energy Step Code? 

If you're planning to build, you have likely stumbled upon The BC Energy Step Code. 

The BC Energy Step Code lies within the BC Building Code (aka the rulebook of requirements on any construction, alternations, repairs and demos in BC) that guides a home's specific energy efficiency.

While energy efficiency is not a mandatory protocol, BC  has set a goal that all new buildings must reach a net-zero energy-ready level of efficiency by 2032. The key word here is “ready” so it will not be 100% enforceable— at least not yet. All homes in Canada will be required to be upgraded to net zero by 2050! So, by building according to these rules now, you save time and money to avoid an arduous and expensive retrofit in the future. 

What are the benefits of a net zero-ready home? 

Net zero-energy homes are wonderfully sophisticated homes that require significant engineering to ensure that the total amount of energy used by the home is approximately equal to the amount of renewable energy created by the home.

There are many benefits including:  

  • Utility bills will decrease, all year round, while protecting against rising energy prices. 

  • Appliances, lighting, and mechanical systems are as energy efficient as possible

  • Well-insulated walls, roof and windows that protect from outside noise. 

  • Predictable, even temperatures throughout the house.

  • Healthy air quality can aid in reducing allergies, mould, and asthma. 

  • A higher resale value. 

  • A conscious contribution against climate change. 

How Will This Impact Your Build? 

Number one: cost. If you look to build a home that is net zero-ready, the costs will go up by 15-20% due to higher quality material, additional elements such as Heat Recovery Ventilation Systems, and the expertise needed to build a home like this. However, while there is an initial investment when building this type of home, the savings can reach nearly $1,250 per month or $15,000 a year, which over 10 years, is over $150,000 savings. 

It is also wise to consider electrical powered heating and appliances going forward with cities like Victoria, British Columbia mandating “zero carbon” producers by 2025 for all new builds! 

One good thing about these homes, however, is when it comes to the time frame. Going net zero won't tack on additional time for building and plans can easily stay on track, especially when you work with us!
